I've been really doing nobuy for a few weeks now. Literally all I spend money on is rent, groceries, and occasionally transportation. As my mentality shifts away from mindless consumerism, the amount of money I wasted on crap (honestly, all entertainment and restaurants) is catching up with me emotionally. All the times I thought "oh I really want to see/taste/do this, and I can afford it." The books and movies I thought I'd want eventually, so I might as well pick them up. I probably have more options and opportunities if I had all that money back. I'm not in a terrible situation financially, but f***, I wish I could just return/undo like 85% of it.

An old soldier of mine who's still active (at Bragg), currently trying to outprocess. He pissed hot a while ago, went through Article 15 process. His BN chapter packet indicated he would only receive a reduction in rank for the duration of his enlistment, not pay. He went to finance and they are saying he owes months of back pay because BDE had a different chapter packet altogether which indicated reduction in rank and pay. I told him to see if he can get a copy of both packets from BN and BDE and take them to legal at soldier support to see if they can reconcile them or just give him a straight answer about which packet applies. Any other advice y'all may have for him to navigate the process?

My brother is a 26yo living at home with my parents. He expects food being made for him, clothes washed for him, if he needs any money ofc my parents have to help him. He is currently working at the airport so he has an income. Still he complains that every month half of his salary goes to food because my mom makes "shi5", still my mom tries to make different food for him. He is an entitled brat, he victimizes himself a lot and you just CANNOT argue with him, he comes up with one defensive line and repeats it and brings up unrelated things to hurt you. I'm so done with him, he makes EVERY DAY a bad day I'm so tired I'm only 20 currently studying so I cannot leave home so I'm trapped. I'm pretty sure he has some mental problem as he es very angry a violent at all times. The thing is, outside the home he is a nice guy, at home he psychologically abuses my mom and everyone and argues EVERYDAY about food and how shitty our home is. What should I do??

Hello, looking to understand my options regarding an email my Landlady has sent me about my Tenancy and her plans for the property. Currently on a rolling long term Tenancy in Wales. The letter reads :

As you know before Christmas I had the property valued, this was a valuation for both sale and rental yield.
I have taken the past few weeks to digest the information given to me at those meetings. At this point, I must stress that I have not yet made any decisions regarding the future of the property, I am simply bringing you up to speed as to where we are in the current climate.
The valuation for the sale of the property came in at £205,000.00.
The valuation for the rental of the property (per calendar month) came in at £1000.00. It goes without saying that the £650.00 pcm I am currently charging is way below the market rental value having reduced the rent in 2014 and having not increased it since that time.
If I decide to sell the flat, it will be marketed to potential investors as well as those looking to buy a home. To achieve the sale price from an investor I would need to demonstrate that the rental return justifies the investment. In our case, with the rent at £650.00 per calendar month, the figures just do not stack up and it would be impossible for me to market the property to investors.
This is where my predicament starts and where your input would be valuable.
If I decide to sell the property, under our current arrangement, I would have to give you notice to vacate the property. The current term of notice I would be required to give is 6 months. At that point in time, I could market the property for sale without having to demonstrate the rental income as the property would be empty. The only way this could be avoided of course is if you were interested in purchasing the property.
If I decide to continue to rent the property for the time being, I need to ensure the asset achieves its financial potential as the likelihood is I would be looking to sell in the next 5-7 years at which point in time, under our arrangement, I would experience exactly the same issues as I am experiencing currently, being that the rental income figures just do not stack up for investment purposes.
I am aware that an increase in the rent to the current market value may not be practicable for you, hence this e-mail asking for your thoughts.
I understand that there is a lot to take in so please take some time to digest the contents of this e-mail. I would be grateful if you could return to me by the end of next week, Friday 28 January 2022.

I have a resonable relationship with my Landlady, but the above email has rung alarm bells with me and I would like to understand the legal ramifications and possible options I could persue.
My personal situation is that my partner and I am currently looking to buy a property. Whilst I'm open to a slight rental increase, a 35% increase is out of the question considering the property isn't properly maintained and there's a lenghty snag list that I would require fixing before agreeing to an increase of any kind. We're hoping to buy and complete on a house within the next 3-6 months, once we complete we will be handing notice. Also to note we're not interesting in purchasing our currently rented property from the Landlady.
Ideally I'd like to speak to my Landlady and work something out but I don't want to be uninformed legally. A perfect senario would be that I speak to her, inform her we are looking for a property and are hoping to be leaving within 6 months, she leaves things as they are and then changes the rent with the next tenant. That being said I'd like to understand my options if I refuse a section 13 rental increase. Would I have to go to abitration and legally be forced to pay whatever increase the landlady or the court came up with? Or would I be issued with a section 21 eviction notice? And if a section 21 eviction notice was issued, is that still 6 months notice in Wales. I'm hoping I can have a candid and honest conversation as I don't really want to have to find another rental, move all our belongings there and then get stuck in 6/12 month tenancy whilst completing on a new house.
